What changes a quote

Touching the structure comes first: the renovation category excludes work on a load-bearing part of the building, and structural work can take a job outside the exempt development test. Plumbing and electrical scope is second, because both are licensed at any value and electrical work carries a compliance certificate within seven days. Asbestos is third: removing more than 10 m² of non-friable asbestos, or any amount of friable asbestos, needs a licensed removalist, and 10 m² is about the wall sheeting of one small bathroom. Heritage controls are fourth: City of Newcastle says most building works in a heritage item or conservation area need development consent, and offers written confirmation for minor works including a non-original bathroom. A Mine Subsidence District address is last: structural work needs Subsidence Advisory NSW approval first, while internal work to an ensuite is already exempt.
