How much does bathroom renovation cost in Newcastle and Lake Macquarie?
We do not answer that with a figure, because no government source sets one. At A$10,000 the contractor needs a licence in the kitchen, bathroom and laundry renovation category, and a written contract is required once the price passes A$5,000. The deposit is capped at 10% of the contract price. The costs page sets out what changes a job and the fees councils set, with the date each was read. The costs page's Bathroom renovation costs and rules check lists the NSW and City of Newcastle rules that apply at your job's value, each with its source.
Can I renovate a bathroom for $10,000?
Whether the budget stretches depends on the drivers on the costs page, not on a published figure. At A$10,000 the licence category applies, plumbing and electrical work still need a licensed specialist whatever it costs, and below A$10,000 including GST you do not need an owner-builder permit to run the job yourself.

Process
Is there such a thing as a bathroom renovation licence?
No. In NSW this work needs a contractor licence in the kitchen, bathroom and laundry renovation category, required once the job is worth more than A$5,000 in labour and materials including GST. Plumbing, draining and electrical wiring are specialist categories, needed at any value.
Who registers the plumbing, and what should I get from them?
At the end of plumbing and drainage work the plumber completes a Certificate of Compliance and gives a copy to whoever arranged the job. Where the work needs an inspection the plumber lodges a Notice of Work before starting, except for minor works such as replacing tapware, or a renovation where the fixtures stay where they are.
Timing
How quickly can someone get to me?
We cannot promise a time. It depends on the provider's bookings. Form and phone enquiries are passed to a local provider, who contacts you directly.
What if my house is in a heritage conservation area?
City of Newcastle can give written confirmation that consent is not needed for minor works, and lists replacement or renovation of a non-original bathroom or kitchen as an example. That confirmation has to arrive before any work starts, and applications typically take 2 weeks. If the council declines, a development application is needed instead.
Permits and approvals
Does a bathroom renovation need council approval in Newcastle?
Usually not if it stays inside the existing layout: that is exempt development under the Codes SEPP, unless it changes the room's configuration, reduces window light or ventilation, reduces a doorway or affects load bearing capacity. The exemption excludes a heritage item, and City of Newcastle says most building works in a heritage conservation area need consent: check your address and get the council's written confirmation if it is affected.

Service area
Which suburbs do you cover?
Newcastle and Lake Macquarie. Four pages are written around a locality's own heritage fact: Cooks Hill, Hamilton, The Junction, and The Hill with Newcastle East. The rest are covered on the same terms.
Do you do the work yourselves?
No. This site is run by a marketing company, which passes each enquiry to an independent licensed local provider. The provider inspects the room, quotes and does any work itself; we hold no licence and have no crews or plant.
